University Place WA Real Estate | Homes Sold January 2012

During the month of January  there were 12 homes that sold in University Place. These University Place  homes actually had a transfer of home ownership. Contracts complete and Lender funds available. The home buyer and seller signed all of their documents and escrow prepared the closing packages. Once all the I’s were dotted and the T’s crossed there where deeds recorded at the Pierce County courthouse that transferred the property into the new home owner’s name!

Original median for sale price was $312,000 and the original for sale price after price reductions was $262,000.  The 12 homes median SOLD price was $262,750.  These homes all sold on average in 87 days.

Not a bad time to purchase a home in University Place, Washington. Prices are down, interest rates are at an all time low you might want to look at what it means to you.

What do these numbers mean? Is it a good time to buy? Is it a good time to sell. It all depends on your individual situation. I would rather buy in a buyers market and I would rather sell in a buyers market if I have to buy another home with the proceeds. I am a fan of the NORMAL market – everyone can feel more comfortable and real estate transactions are not as stressful.

No I wouldn't say decent.  Its 25% down from a year ago and with the active listings being in the 170's its about 14 months of inventory at this time.  Hopefully sales will pick up in the spring market like last year.

Phil, Thank you.  You must have missed my comment to you when you started using the Clarus Market Metrics product.  For $10 per month it sure does make charts a lot quicker than using excel.  Just don't use them at the community level - not very accurate.   So I have substituted their charts for the ones I usually make.  Took me longer than most to get to 400,000.
