Sellers: How to Price Your Home (its not rocket science, but you need some data)

Have you ever sold a car before? You wanted to make sure that you received the best possible price along with a quick sale, right? What did you do to find that information out? You did some research. I bet you went to the Kelly Blue Book site and entered in your cars information and bam you had a figure based on the information you entered.

Home sellers

Of course you can do that today with internet sites such as Zillow and Trulia, but how accurate are these sites? They are only as accurate as the information that has been plugged into them. At their best they are still "guesstimates". Do you want to "guess" at the selling price of your home? NO! You must contact a local real estate broker who is familiar in the market your home is located in.

Remember that all markets are local and the best way to get that dialed in data to set your price is to contact a local real estate broker for the current market stats. You need to ask the real estate broker to discuss the following items with you:

  1. Current median sales prices.
  2. Days on market for the homes in your neighborhood, to include active, pending and sold.
  3. What is the recent list to sales price ratio.
  4. How many homes have sold in your neighborhood in the last 90 days, 120 day, 180 days.
  5. Are there any homes that are pending in your area.

Remember the local real estate broker can provide you with the most accurate market data and counsel you on the best price for your home's market condition. You want to price your home to sell for the highest price in the quickest amount of time. Let the real estate experts provide you with your data and make your research easy.

Port Orchard WA Real Estate | April Homes Sold

During the month of April there were 61. [25 less homes sold than in March] homes that sold in Port Orchard.

These Port Orchard homes actually had a transfer of home ownership. Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages.

Once all the I’s were dotted and the T’s crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner’s name!

If you want to learn more about how we transfer property in Washington State a really great site to visit is the Escrow Association of Washington site. There you can find definitions and explanations of the home buying process for Port Orchard Washington.

Let’s look at those 61 Port Orchard homes - Average List Price

  • $246,162 [March -$245,815 February -$241,177 January - $245,351]
  • $141 per sq ft

Average Sold Price

  • $243,425 [March -$241,747 February -$227,483 January -$239,603]
  • $139 per sq ft

The average sq ft of these 61 Port Orchard homes was 1811 sq ft. These homes spent an average of 94 days on the market (DOM) The list to sale ratio for these homes was 98.88   percent. What that meas is that buyers offered 98.88 of what the seller requested. Not a bad time to purchase a home in Port Orchard, Washington. Prices are down, interest rates are at an all time low you might want to look at what it means to you.

What do these numbers mean? Is it a good time to buy? Is it a good time to sell. It all depends on your individual situation. I would rather buy in a buyers market and I would rather sell in a buyers market if I have to buy another home with the proceeds.

I am a fan of the NORMAL market – everyone can feel more comfortable and real estate transactions are not as stressful. So what is the absorption rate at this point in time?  Check here for the definition of absorption rates – Absorption Rates If you would like to find out the value of your home please feel free to contact me via phone or email.

I would be more than happy to supply you with a FREE Market Analysis. If you would like to purchase a home in the Kitsap County Real Estate Area please give me a call or contact me via email. We can discuss your future plans and I can set you up on an email campaign to receive the hot new listings quicker than YOU can find them.

Port Orchard WA Real Estate | March Homes Sold

Port Orchard Homes Sold

During the month of March there were 86. [almost 50 more homes sold than in February!] homes that sold in Port Orchard.

Let’s look at those 86 Port Orchard homes - Average List Price

  • $245,815 [$241,177 February $245,351 January]
  • $139 per sq ft

Average Sold Price

The average sq ft of these 86 Port Orchard homes was 1802 sq ft. These homes spent an average of 125 days on the market (DOM) The list to sale ratio for these homes was 98.43 percent. What that meas is that buyers offered 98.43 of what the seller requested. Not a bad time to purchase a home in Port Orchard, Washington. Prices are down, interest rates are at an all time low and with the incentives from the government you might want to look at what it means to you.

In fact it is a great time if you are a 1st time home buyer and qualify for the $8,000 tax credit – CREDIT! NOT loan! Read the information I have written about the program here

It is finally official. The hombuyer’s tax credit has been extended to April 30, 2010 So what can $6,500 really do? Incentive for “step-up” buyers

What do these numbers mean? Is it a good time to buy? Is it a good time to sell. It all depends on your individual situation. I would rather buy in a buyers market and I would rather sell in a buyers market if I have to buy another home with the proceeds.
