The following chart shows the properties that have sold during the proceeding months.  For the month of March there were 114 homes that sold - which means they closed and transfer of ownership was recorded at the King County Courthouse.  That is a huge jump in solds for the last 12 months, in fact the larges closing month in the last 12 months.  That is 30% over March 2011.  Lets look at what this means in the next chart.

Below is the chart that shows the Months supply of Inventory.  Inventory in the Kent area is WAY down - down 60% from March 2011. The data shows that it is a seller's market currently in Kent!

This next chart shows you how many properties went under contract during the month of March in Kent.  These homes show as pending.  Another huge increase over 2011.  Maybe buyers are getting off that fence and do believe that the bust is over.  Is it?  Prices still are on the decline driven of course by foreclosures and short sales.

Below you will find the Medain Sold price by Month.  In the Kent real estate market price have continued to decline with a 6% decline over March 2011.  Median Sold price is currently at $210,000.

These homes all have the city listed as Kent which would include areas of unincorporated King County. Any of the homes out in Covington that are not in the Covington City limits will be reported in the Kent market data. Contracts complete and lender funds available for the home buyer. The seller signed all of their documents and escrow prepared the closing packages for all parties. Once all the I’s were dotted and the T’s crossed there where deeds recorded at the King County courthouse that transferred the property into the new home owner’s name!

Kent WA Real Estate Homes Sold Welcome to the year 2012!  I am calling a Buyer's market in Kent WA.  It's all about supply and demand with any type of product and a house is no different.  Currently in Kent WA there are 407 homes on the market, 67 homes pending their inspection and 157 homes that are pending having already had their inspections.  These 67 homes will most likely close and ownership transfer in the next 30-90 days.  In January 43 of those 157 went pending with 9 pending inspection and 12 pending SS.  There are a total of 69 homes currently in the SS pending status.  These homes are waiting for the underlying lien holder to approve the short sale price submitted. 

In January there were 60 homes sold in Kent WA.  Now remember these figures are only for homes that are in the Kent area, which can include the city limits and unincorporated areas like those out in the Covington area, like Winterwood Estates, Remington, etc.   All of these homes have the address with Kent listed as the city.

The homes that sold in Kent WA sold for an average sold price of $242,585 which is a decrease of 32.962% from the boom days of 2007.  That January average sold price is a 6.82% INCREASE from December 2011.  We can only hope that trend continues.  The Kent WA market is really trying to get to normal.

How do we decide if this is a buyer's market?  Its all about supply and demand or absorption rates.  We figure this using the current inventory of 407 homes on the market and the number of homes sold last month, which was 60.  Divide 407 by 60 and you have the number of 6.78. I know this could be a normal  market on the high end but looking at only 35 homes sold in Feb so far this figure is going to increase.

• NORMAL MARKET :: conditions exist when the Absorption Rate is between 5 and 6 months
• SELLER’S MARKET :: conditions exist when the Absorption Rate is lower. (1 – 4 months)
• BUYER’S MARKET :: conditions exist when the Absorption Rate is higher. ( 7 plus months)

For several years I sold new homes in the Kent area of South King County. I so love new construction! I enjoy explaining the new construction process to new home buyers who have decided they must have a new home. The excitement of buyers when they move into a brand new home is so much fun to watch!

Buying a home in so exciting in itself but buying a brand spanking new home is out of this world! Watching the process from the foundation forms being laid to the roofing material being delivered can be very exciting. Sure, you have to wait a few months before you can move in, but that wait is full of choosing colors and carpets and planning how to decorate that special loft area over looking the staircase. There is nothing else like it in the real estate world.

I haven’t specialized in new construction over the last couple of years, but have decided to get back to it. Since I sold hundreds of homes in the Kent area during the years of 1996 through 2001 I decided to specialize in Kent once again. I enjoy the Kent area, raised a family there, became involved with the Kent School District and enjoyed all that the area has to offer.

I thought I would see what has been happening in the area over the last several years. I left the area in 2003 so I thought that would be a good year to start. I have included a chart with the number of homes sold during the last 8 years. New construction was hit hard in the area. Some builders lost their projects to the banks and some builders stopped building entirely. Prices for new homes have come down and some new construction sites are hopping. Is it a Buyer’s Market in Kent Washington or a Seller’s Market in Kent Washington?  How can we tell?  One tool we use in the real estate industry is the calculation of absorption rates.  In simple terms it is the amount of time it takes to sell all of the current home inventory if no other homes come on the market for sale.

Looks like today Kent, Washington is still in a buyer’s market.  What I have done is calculated all of the homes listed for sale in the categories of active, pending inspection, pending feasibility, pending bu requested, pending short sale and even pending to arrive at the number of homes available on the market.  Even though the pending homes really are not available for new contracts they have not sold and closed yet. These home still have a probability to come back on the market. 

The definition of an absorption rate is the mathematical relationship of supply and demand. The absorption rate is the number of months it would take to sell the entire inventory of homes in the Kent, Washington  area of King County if the pace were to stay constant.

The Absorption rate in the Kent area is approximately 8.162 months of inventory if the current conditions remain unchanged.  Now if we didn’t include the homes that are listed as pending the Kent area would have approximately 2.42.  months of inventory and be a seller’s market.  Remember absorption rates track trends.

Using absorption rates can help you define markets. My definition breaks down like this…

Normal Market – Between 5 and 6 months of inventory.

Seller’s Market - Between 1 and 4 months of inventory.

Buyer’s Market – 7 months and higher.

Now remember that absorption rates just track trends and isn’t an exact science!
