Let's look at Covington WA Real Estate  and the April Homes Sales Report.  How many homes sold in Covington WA in April 2012?  

In April 22 homes sold in Covington - same as in March.  This is down 19% from April 2011.

Good new is that there were 43 homes that went to a pending status during the month of April which was an increase of 10 over the month of March and a 19% increase over April of 2012.

The Covington area is one that has a shortage of homes for sale.  These homes were listed at a median list price of $207,948  and sold at a median sales price of $201,200.  The homes were on the market for an average of 38 days at the original list prices and an average of 21 days with adjusted/lowered list prices.  

There are currently 83 homes on the market in Covington Washington.  There are 90 homes that are in some kind of pending status.  Today using only the active homes available numbers there is approximately only 4 months of inventory which is a sellers market, however if you include the pending inventory because in reality they are not sold and could come back on the market there is 7 months of inventory which is a buyer's market .  But because usually a new buyer to the market will only look at active inventory I am calling a seller's market in Covington!

Covington WA Real Estate | Seller's Market

Covington WA Real EstateWelcome to the year 2012!  I am calling a Seller's market in Covington WA.  It's all about supply and demand with any type of product and a house is no different.  Currently in Covington there are 82 homes on the market, 10 homes pending their inspection and 28 homes that are pending having already had their inspections.  These 28 homes will most likely close and ownership transfer in the next 30-90 days.  

In January there were 23 homes sold in Covington.  Now remember these figures are only for homes that are in the Covington City Limits.  No homes out in the area that are not in the city limits are recorded here, like Lake Winterwood or Winterwood Estates as they are still in unincorporated King County with a city address of Kent. 

The homes that sold in Covington sold for an average sold price of $204,135 which is a decrease of 34.046% from the boom days of 2007.  That January average sold price is a 1.03% increase from December 2011.  We can only hope that trend continues.  With the low inventroy in the area home prices shoud increase slightly. 

How do we decide if this is a seller's market?  Its all about supply and demand or absorption rates.  We figure this using the current inventory of 82 homes on the market and the number of homes sold last month, which was 23.  Divide 82 by 23 and you have the number of 3.56.  This means that if all stays the same and in Feb we sell 23 homes it would take 3.56 months to sell out of the current inventory. 

• NORMAL MARKET :: conditions exist when the Absorption Rate is between 5 and 6 months
• SELLER’S MARKET :: conditions exist when the Absorption Rate is lower. (1 – 4 months)
• BUYER’S MARKET :: conditions exist when the Absorption Rate is higher. ( 7 plus months)

Closing Possession Real Estate

What does closing a real estate contract in Washington mean?  When is closing? Where is closing? Do I receive my keys at closing? When can I move into my home?

These are several questions that many buyers in Covington ask.  When is closing and when do I get my keys.  Closing and possession can be totally different items or can be identical items depending on what your contract says.

First lets look at what the definition of closing is when using the NWMLS Form 21 Purchase and Sale Agreement.

“Closing” means the date on which all documents are recorded and the sale proceeds are available to Seller.  Seller shall deliver keys and garage door remotes to Buyer on the Closing Date or on the Possession Date, which ever occurs first.

The closing agent (usually an escrow company, but can be an attorney’s office) will process the paperwork and send to the King County Courthouse the appropriate documents.  Once the courthouse has processed and assigned recording numbers they will notify escrow who will place a call to all parties that the transaction has recorded.

So, here comes the question of possession.  Again, we must read your Purchase and Sale Agreement.  If, lets say you chose possession on closing you will receive the keys  at 9:00pm per the contract which of course usually happens earlier during that day.  The hand off of keys is usually handled by both the seller’s agent and your agent.

If you chose “other” for possession you would have also wrote in the terms of what will happen.  It might state “closing plus 3 days”, or per NWMLS form 65A or NWMLS for 65B.  These forms are used for possession prior to closing or after closing per a type of rental agreement.  These forms spell out in detail what will happen and advice you on your responsibility in regards to your home owners insurance company.

Once all the I’s were dotted and the T’s crossed there where deeds recorded at the King County courthouse that transferred the property into the new home owner’s name!

Let’s look at those 21 Covington homes compared to December 2011.  There are some good sigs of some type of normal market in the future.  Sold properties are up, homes new to market is up, expired properties are down and supply and demand is looking promising.  If you were to look just at December 2011 the Covington real estate market would be a seller's market with only 3 months of inventory.

Puget Sound Burn Ban

 I have a 1941 fireplace. It is the focal point of the living room and I love it. However, it was not very efficient and due to the prior homeowner it had been damaged. The most economical and environmentally friendly solution was to install an insert.

Not only did this insert close up a very huge firebox it also let me supplement my HUGE electric bill. I don’t use it often and I only use environmentally safe presto-logs. These logs are really a recycled product, using left over mill dust and no wax or fillers. They burn very clean.

 

Living in the Puget Sound area there are several days when it is illegal to burn your wood stove or fireplace when there is a burn ban on. But, how do you know? When I first moved into my home I signed up for email notification from Puget Sound Clean Air Agency.  In fact I follow them on Facebook – and even Twitter.
