Your Family Photos Could Cost you Money at Closing.

Over the last couple of days there have been a couple of blog articles written about family photos and the "should they stay or should they go" controversy.  Tanya Nouwens writes 3 Common Home Staging Myths which is a really nice article and gives her reason why she likes to leave some photos.  I agreed with her reasons.  I also understand why some agents and staggers might disagree.  It is all up to the seller and their real estate team I suppose. 

Then yesterday I came across Donald Tepper's article Family Photos In Staged Homes: Are We Ignoring The Elephant In The Room?

Donald's article really got me thinking.  I never think about race or ethnicity in my business.  I see everyone as equal and can't even imagine a buyer not buying a home based on the photos they see or an agent for a seller using the seller's race as a reason to remove photos.  I just don't think that way. There are no "elephants" in my business.

But, it did get me to thinking.  Thinking about some showings I had this past spring.  My market area is surrounded by two Navy bases. Naval Base Kitsap - Bangor and Naval Base Kitsap - Bremerton.  The Navy can be very small at times.  Being a Navy spouse I have seen this.  Move cross country and find out the military member is being assigned to a unit where they know several members from prior duty stations.

On showings of a military member transferring (PCS'ing) here from Georgia we went into a home that had all of it's owners personal belongings around.  The home had not been staged and nothing seemed to be packed away.  As we went from room to room we knew that the sailor was a submariner and stationed at Naval Base Kitsap Bangor.  We even read on a plauqe what his name was and what his rank and rate were.  

 

 

 

 

The name sounded familiar to my buyer so he got on his cell and called someone he knew here.  Sure enough Military Memrobiliait was a person he "knew of".  He chatted away with someone on base who gave up lots of detailed information.  The person on the other end knew that the seller was retiring and had already left the area.  The wife and kids were still living here until school was out and then they wanted to move quick.  The house was going to cause a problem if it didn't sell and close by June. 

So here with one phone call we found out the motivation of the seller all because of some photos and personal belongings.

This was information that my buyer talked about.  I could see the wheels turning as he made comments about how aggressive he could be in his offer if he chose this home.  The seller showed his cards and I thought for sure my buyer was going "all in" if he made the offer. 

So, yeah now I have changed my mind about photos and personal belongings - they should go. At least I have a story to tell my future sellers if they have objections on removing photos.  This will help them understand how important some staging is.

Fall's Here - Time to prepare for Spring Home Selling Market - Tip #2

I am already looking to the spring home selling market.  For some reason the Fall Season brings me those thoughts. 

Fall is the beginning of the end to some of our most gorgeous weather here in the West Sound. 

Those gorgeous colors of fall remind me of spring and what I need to do to make my yard and home "pop" for spring. If you are thinking of selling in the spring start the process now.

 

 

THE LIST

   1. Get those bulbs in the ground. (This will start your "curb appeal")
   2. Rake those leaves now! (They will kill your grass if you leave them)
   3. Trim those bushes, chop back those trees. (We want to SEE the house!)
   4. Dig up any plants that won't be surviving the winter. (Do it now - not "in the Spring")
   5. Do your "Spring Clean" in January. (When you are taking down the entire Holiday affair)
   6. February is "Paint what needs to be painted" Month. (Yep, it's on a calendar somewhere!)


Just remember Spring is Spring and not June. If you don't get your home ready now you will miss the buyers that want to close on a home at the beginning of June so they can enjoy their new home in the summer.

Each year at this time I have the urge to think about spring! For some reason the Fall Season brings me those thoughts.

Here is one tip I thought you should know...

 

Fall is a great time to plant grass. You heard me right. Though it may seem counter-productive to plant something before the frost starts, the moisture of fall helps grass grow. So if you have any bare areas after a long, hot summer, now is the time to plant the seeds and reap the benefits next spring. Plus, it'll be all done when the weather gets warm again.

The list to sale ratio for these homes was 97.21 percent. What that meas is that buyers offered 97.21% of what the seller requested. This is the first time this year there has been a real different in list to sale ratio. The average list price is skewed by a couple of listings.

Manette Bridge - New Bridge work begins.

I am a preservationist.  I love older architecture and currently own a home that was built in 1941.  My home has almost been unchanged over the years.  I have been spending the last few years just restoring it without changing the era design.

So to know that the Manette Bridge was to be replaced was kind of sad for me.  The Manette bridge is 80 years old and has a personality of its own.  Although it is still safe to drive across it is aging.  There is extensive rust - almost an inch think in places and the concrete footings are corroded by the saltwater of the Port Washington Narrows.  I understand that for safety reasons it must be done.

The Manete Bridge replacement will be a year-and-half-long project that has just started.  It will be interesting to watch the construction process.  It will also be interesting when there is a 4 month closure next summer.  Once the new bridge opens the old structure will be dismantled. 

The new Manette Bridge will be pedestrian friendly which will be a real needed improvement.  I am also pleased that they are going to incorporate the green color of the existing bridge into the new bridge. 

I also think that at the east end of the bridge the proposed "roundabout" will really improve the traffic flow and really enhance that intersection.

Bremerton's Manette Neighborhood

Manette in East Bremerton is just across the Port Washington Narrows waterway via the historic Manette Bridge from downtown Bremerton. Manette is considered one of the most desirable neighborhoods in the Bremerton City limits. The community has been branded the "Sausalito of the Northwest" by former Mayor Cary Bozeman and Congressman Norm Dicks.

I love the quirkiness of the Manette area. There is a business district that is within walking distance to many homes, there are several view areas where you can watch the ferries come into Bremerton or the sail boats dancing back betweein here and Port Orchard.

In years past the home prices in the Manette really soared and so you might have been priced out. Being the hot market area inside the city limits you had to really be quick to pick up a home. Things today have changed. Prices are down and there have been some amazing opportunities.

Bremerton's Manette Neighborhood | "Sausalito of the Northwest"

Manette in East Bremerton is just across the Port Washington Narrows waterway via the historic Manette Bridge from downtown Bremerton.  Manette is considered one of the most desirable neighborhoods in the Bremerton City limits.  The community has been branded the "Sausalito of the Northwest" by former Mayor Cary Bozeman and Congressman Norm Dicks.

I love the quirkiness of the Manette area.  There is a business district that is within walking distance to many homes, there are several view areas where you can watch the ferries come into Bremerton or the sail boats dancing back betweein here and Port Orchard.

In years past the home prices in the Manette really soared and so you might have been priced out.  Being the hot market area inside the city limits you had to really be quick to pick up a home.  Things today have changed.  Prices are down and there have been some amazing opportunities.

Currently there are 23 homes on the market with prices starting at $179,000.  There are Craftsman, Town-homes, new construction and homes that were built and still have that yesteryear charm.  Email me and I will send you the list.

Bremerton Real Estate Market Snap Shot - It's almost Spring!

There are 23 days until Spring! There are 64 days until the extended first-time home buyer tax credit expires! Can you believe that!  Soon the first quarter of 2010 will be in the books! I thought that I would just look at some market data today and give you all an update for the Bremerton area.  This is East Bremerton, West Bremerton, Downtown and any address that has Bremerton listed as the city.

The Bremerton 2010 real estate market is off to a little slower start than 2009. I think with the uncertainty of the economy the first quarter will close at the same or lower than 2009.

Are short sales effecting the market? I think that short sales effect neighborhoods more importantly than the market as a whole.  Currently in Bremerton there are 60 short sale properties.  That is just 13% of the total inventory.  There are 464 homes on the market in Bremerton right now.  The list price for these short sales averages to $221,655 with a 141 days on market.

What about Bank Owned properties? I have to tell you that some bank owned properties really tick me off.  For some reason some of the homes are listed below what the true market is and hence really can hurt a local neighborhood.  There are currently 30 bank owned homes on the market in Bremerton - just about 6.5% of the total inventory.  There are some real dogs out there - some that wouldn't even be eligible for lender financing!  Bank Owned homes are hit and miss - maybe a good buy and maybe a nightmare!  These homes are listed for an average of $228,740 with 84 days on market.

To date in the Bremerton Real Estate Market  there have been 75 home sold and closed. These homes were listed with an average price of $211,432 and actually sold for an average sales price of $207,600 or 98% of list to sale ratio.  These homes were on the market for an average of 101 days.

In 2009 there were 86 homes sold in the Bremerton area for the same time period.  These homes were listed with an average price of $216,024 and actually sold for an average sales price of $209,272 or 96% list to sale ratio.

Bremerton Attractions | Hyper Local Video | Driving the Manette Bridge

Why is WSDOT replacing the Manette Bridge? The Manette Bridge, which was built in 1930, is structurally deficient and functionally obsolete.

Here are some up-to-date facts concerning the new bridge and its design per the WSDOT website - 

November 2009

The project team is currently finalizing design of the bridge. Advertises for bids in March 2010. Construction begins in summer 2010.

Roundabout on Manette side At the request of the City of Bremerton, the intersection on the Manette side of the new bridge will be configured as a roundabout.

During the month of August there were 76 homes that sold in Bremerton.  (August homes sold wans't as hot as July - a decrease of 19 but still a good month.)  These Bremerton homes actually had a transfer of home ownership.  Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages.  Once all the I's were dotted and the T's crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner's name!

Let's look at those 76 Bremerton homes -

Average List Price

  • $218,035
  • $131 per sq ft

Average Sold Price

  • $211,758
  • $128 per sq ft

The average sq ft of these 76 Bremerton homes was 1700 sq ft.  These homes spent an average of 117 days on the market (DOM).

The list to sale ratio for these homes was 97.12 percent.  What that meas is that buyers offered 97.12% of what the seller requested. 

Not a bad time to purchase a home in Bremerton, Washington.  In fact it is a great time if you are a 1st time home buyer and qualify for the $8,000 tax credit - CREDIT! NOT loan! Read the information I have written about the program here

What do these numbers mean?  Is it a good time to buy? Is it a good time to sell.
