The Best Month to Sell your Bremerton Home

Doing some real estate market research today on the Bremerton housing market I ran across an article on MSN Real Estate "5 tips to ensure your home sells in the winter"  In this article there was a Bing search link with the words What's the best month for home sellers? So that is what I did. I did a search to see if I could find some more information.  Of course I did.  Here is a blurb from LendingTree.com

"Traditionally, spring is the hottest season for real estate. Sales peak in April and May and stay strong in June and July. It’s a good season for families to move, between school terms and while the weather is warm. People have just received their tax refunds, which they can use to help finance a down payment. And the nice weather and beautiful flowers in spring and early summer make it a great time to show your home."

They go on to state that 60 percent of all home sells take place during the summer months. Hmmm, I wondered how true this is in today's market.  How true is this for the homes that have a Bremerton address?  So off I went to pull the data together.  Below are 3 charts for home sales in Bremerton for the last 3 years.  Below the charts you will find my thoughts.

The year 2009 shows what might be a traditional summer market.  Then when you look at 2010 the late spring early summer would be the best months.  Look at 2011 and you can just hold your hands in the air and say - what the heck!  The most we can take away from data these days is there are lots of short sales that skew all of the data.  There are lots of foreclosures that skew the data.  I do agree that lots of people do start their real estate search when spring arrives and usually want to be in a home prior to the fall.  If you are thinking of selling in the summer market you really need to be ready by the end of March.

During the month of November there were 51 homes that sold in Bremerton. [zip codes: 98310, 98311, 98312, 98314, 98337]. That is about 30 homes less than in October. These Bremerton homes actually had a transfer of home ownership. Contracts complete and Lender funds available. The home buyer and seller signed all of their documents and escrow prepared the closing packages. Once all the I’s were dotted and the T’s crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner’s name!

Not a bad time to purchase a home in Bremerton, Washington. Prices are down, interest rates are at an all time low you might want to look at what it means to you.

What do these numbers mean? Is it a good time to buy? Is it a good time to sell. It all depends on your individual situation. I would rather buy in a buyers market and I would rather sell in a buyers market if I have to buy another home with the proceeds. I am a fan of the NORMAL market – everyone can feel more comfortable and real estate transactions are not as stressful.

Kitsap County | Pending Sales | What a week

I have had a very busy couple of weeks with buyers arriving from Guam, Washington DC, Virginia and my local area buyers who all have presented offers to Kitsap County home sellers. 

This morning I will be getting two additional contracts wrapped up and "signed around" to send to escrow so I decided to look at some stats.  I wanted to know what had went pending this week - just since Monday, February 23. 

Of course there will be several home in Kitsap County going pending today. I am just curious.  I then went and took the same week in January to make a comparison. Here is what I found.

 

Kitsap County Homes Pending February 23-27 2009  54 (31 same week January)

Bremerton Homes Pending February 23-27 2009  16 (10 same week January)

Port Orchard Homes Pending February 23-27 2009  16 (11 same week January)

Silverdale Homes Pending February 23-27 2009  7 (2 same week January)

Poulsbo Homes Pending February 23-27 2009  3 (4same week January)

Bremerton Real Estate Market Data 2007 vs 2008

 

Port Orchard Real Estate Market Data

Bremerton :  During the year of 2008 there were 794 homes sold in Bremerton with an Average Sales Price of $243,507.  I would rather use Median and for 2008 the Median Sales Price was $229,950.  The Average Market Time was 88 days and the Median Market Time was 63 days. 

Homes sold really close to the list price during 2008.  Average list to average sale ratio for these 794 homes was 97.77% while the Median list to sale ratio was 99.98%. It seems that we are pricing property correctly.  So how is that pricing compared to the year 2007?

Bremerton : During the year of 2007 there were 1003 homes sold in Bremerton with an Average Sales Price of $260,465.  The Median Sales Price was $242,950.  The Average Market Time was on average 74 days and the Median Market Time was 56 days.  Let's look at the 2007 list to sale ratio.  the Average list to average sale ratio for the 1003 homes was 98.95% while the Median list to sale ration was 99.16%

There were 209 more homes sold in 2007 than in 2008.  The Average List Price for 2008 was $14,174 lower than for the year 2007.  The Median List Price for 2008 was $15,000 lower than for the year 2007.  So what was the actual sale price differences?  The Average Sales Price for 2008 was $16,958 lower than for the year 2007.  The Median Sales Price for 2008 was $13,000 lower than 2007.
