Bremerton | Saint Patrick's Day Parade | Saturday, March 14th

The Bremerton Main Stream Association is hosting the 19th  St Patrick's Day Parade.  On Saturday, March 15th 2009 in Downtown Bremerton.

Schedule of Events

10:45 a.m. to 11:00 a.m  |  Sign In at Westsound Bank (Sixth and Pacific)

11:30 a.m.  |  St. Patrick's Parade

 

The parade begins at Westsound Bank at 6th and Pacific.  You know if you want you can even "march" in the parade! How fun that would be. I know when I was in high school the dance team I was on did the Spokane Lilac Torchlight parade and we always had fun.  If you want to participate you must sign up at  Westsound Bank on 6th at 10:45 a.m. The parade Grand Marshall is John Millis.

I had to cancel an appointment - YIKES

I had an appointment with a buyer couple I have been working with this past week on Thursday night at the Shari's off of Sedgwick.  I grabbed their binder ( I keep all my clients in individual binders) grabbed my keys off the table and shut my door. 

OOPS!

I had grabbed my office keys which are never on my table and look just like my car keys.  You see I hate carrying keys so I have two key chains. Bad move on my part.  Of course I have a spare house key in my car - oops locked.  Of course my boys have keys to my house - oops they live 60 miles away. Of course my husband has a key - oops he lives in Alaska.  Of course I made one for my good neighbor June - oops keep forgetting to give it to her!  So I was locked out!

I called my buyer couple and explained the situation and of course they were very understanding and offered to drive to my house to help if I needed.  I called June and told her I would need to come over to her house and use her phone book so I could call a locksmith. Oh joy!

I received very quick service by Mike Forbragd of Anytime Lock & Safe (after all it was after hours).  I really didn't want to pay the $85 but knew that it was probably the going rate.  After speaking with Mike as I handed him my card I knew he was right to not find the cheapest but go with the bonded, professional CML that he is.  So if you are ever in need of a locksmith in Bremerton or the surrounding Kitsap County - give Mike a call!

 

 

 

Anytime Lock & Safe

 

The next day at my re-scheduled appointment with my buyer couple they presented me with a Lowe's shopping bag and inside was a very fancy dancy safe storage device for your spare keys called the Master Lock.  It is like having your own personal key box with a combination code installed on the exterior of your house so that you have access to your spare key - HOW COOL!! I have the coolest buyer couples!

Bremerton Real Estate Market Data 2007 vs 2008

 

Port Orchard Real Estate Market Data

Bremerton :  During the year of 2008 there were 794 homes sold in Bremerton with an Average Sales Price of $243,507.  I would rather use Median and for 2008 the Median Sales Price was $229,950.  The Average Market Time was 88 days and the Median Market Time was 63 days. 

Homes sold really close to the list price during 2008.  Average list to average sale ratio for these 794 homes was 97.77% while the Median list to sale ratio was 99.98%. It seems that we are pricing property correctly.  So how is that pricing compared to the year 2007?

Bremerton : During the year of 2007 there were 1003 homes sold in Bremerton with an Average Sales Price of $260,465.  The Median Sales Price was $242,950.  The Average Market Time was on average 74 days and the Median Market Time was 56 days.  Let's look at the 2007 list to sale ratio.  the Average list to average sale ratio for the 1003 homes was 98.95% while the Median list to sale ration was 99.16%

There were 209 more homes sold in 2007 than in 2008.  The Average List Price for 2008 was $14,174 lower than for the year 2007.  The Median List Price for 2008 was $15,000 lower than for the year 2007.  So what was the actual sale price differences?  The Average Sales Price for 2008 was $16,958 lower than for the year 2007.  The Median Sales Price for 2008 was $13,000 lower than 2007. 

What do these numbers mean?  Is it a good time to buy? Is it a good time to sell. It all depends on your individual situation.  I would rather buy in a buyers market and I would rather sell in a buyers market if I have to buy another home with the proceeds.  I am a fan of the NORMAL market - everyone can feel more comfortable and real estate transactions are not as stressful.

United States Navy | Good Neighbor | Bremerton Revitalization

Historic Building 460

 

The City of Bremerton and the United States Navy have a strong commitment to the life quality of the local citizens.

 

With all of the past revitalization projects in the downtown Bremerton core I had always wondered about the buildings located at Puget Sound Naval Shipyard (PSNS) and their close proximity to the gorgeous Harborside Fountain Park.

 

I have taken photos at the park of the proud and sadly dilapidated Building 460. But I still felt a pride for this building and every time I look at her I wondered the stories she could tell.

 

You see Building 460, which today houses the shipyard’s weld and ship fitter shops, was built in 1940 and she maintains her World War II appearance. World War II - Just say those words. In this area of Puget Sound those words hold a special meaning and a pride that is strong. At the peak of World War II Bremerton was the home to an estimated 80,000 residents due to the Puget Sound Naval Shipyard and the Pacific war effort. Did you know that during the 1940’s Presidents Franklin D. Roosevelt and Harry S. Truman visited Bremerton? President Roosevelt even made a campaign stop at PSNS and gave a national radio address with civilian workers in the background.

 

The City of Bremerton has undergone a huge revitalization during the last several years and so U.S. Rep Norm Dicks and Bremerton Mayor Cary Bozeman suggested to the Navy that they may want to refurbish historic Building 460 at the Puget Sound Naval Shipyard. The Navy agreed and has now awarded a contract for the painting and refurbishing of Building 460.

Bremerton WA Real Estate Market Report Recap |December 2008

Here is the Real Estate Market Activity for January - December 2008.  This is the last Market Activity Report for 2008!  I have put a link to all of the others at the end of this post.  In the year 2009 I am going to come up with something a little more fun. 

On December 31st there were 460 homes for sale with 2 of those homes listed as a contingent sale and 14 homes listed as Pending Inspection (new NWMLS term STI was replaced) which means there is a contract that has been presented and accepted by the seller with the condition of the home inspection or a feasibility study.

Once the home inspection has taken place these 14 homes will either go back on the market or be listed as pending. These homes are not available for public view and will not show in the active section of the Northwest Multiple Listing Service. (NWMLS) - this will be changing in December.  You will be able to go to broker websites and see the status. Ie:

 

 

Public Display of Pending Listings

In response to the request from the membership, effective Monday, December 15th, listings in the Pending, Pending Inspection, Pending Feasibility, and Pending BU Requested status will be available for public display on broker websites.    

 

During the Month of December 55  homes were new to the Bremerton area Real Estate Market.

During the Month of December 40 homes went under contract and were removed from the active Bremerton homes data base. The median price for Bremerton area homes was $199,950 with a market time of 109 days (median).

During the Month of December 45 homes sold - which means that ownership changed hands and there are new owners listed on the tax records recorded at the Kitsap County courthouse. These Bremerton area homes were on the market 94 days (median) and sold for a median price of $199,500.

An absorption rate is the mathematical relationship of supply and demand. The absorption rate is the number of months it would take to sell the entire inventory of homes in the Bremerton area of Kitsap County if the pace were to stay constant.

The Absorption rate in the Bremerton area is 50.054 weeks or approximately 11.55 months of inventory if the current conditions remain unchanged. These figures have decreased this month by approximately 8 weeks. Less inventory is the reason.  Remember absorption rates track trends. Let's hope that 2009 will see us in the normal market of between 5 and 6 months of inventory. Normal markets in my honest opinion are best for everyone.

Using absorption rates can help you define markets.  My definition breaks down like this…

Normal Market - Between 5 and 6 months of inventory.

Seller’s Market - Between 1 and 4 months of inventory.

Buyer’s Market - 7 months and higher.

Citizens Write Plan “C” | Ferry Riders | Community Members | Rep. Larry Seaquist Has a Plan

If you ride the ferry, work on the ferry or are a member of communities that are served by the Washington Ferry System, which by the way is the largest in the country you may want to mark Saturday to help write a better ferry plan.

Rep. Larry Seaquist, D-Gig Harbor has advised the public that the two drafts of the Washington State Ferries’ long-range plan options – Plan A and Plan B are inadequate. Rep. Seaquist is leading the charge with a campaign called “Citizens Write Plan C”. Isn’t that just the coolest name of a committee you have seen?!

So Saturday plan to attend the project planning meeting at the Norm Dicks Government Center located at 345 Sixth Street, Bremerton at 9 am.

Relocation to Kitsap County? You might want to reconsider!

HAHAHA!

I am kidding of course but did want to share with all of my relocation clients what is in store for them!

Again, hahaha!

This is more snow than I have seen since moving to the Puget Sound are in 1989.  I am just shocked at how much snow we received overnight!  I shoveled snow for 6 hours on Thursday, 2 hours on Friday, 4 hours on Saturday and 2 hours so far today. Yes, I am a crazy lady!

But I do live on a very steep hill in a home that was built in 1941 so there is no "drive-way" and my garage is under my home in back of my fully enclosed carport area.  Cars were smaller than and well, I have a tough time went there is sunshine getting in and out. So you can imagine how it is with snow!

 

Yesterday, I walked down to the NAPA auto parts store on Kitsap Way to purchase chains so that I can drive to Kent over on the other side of the water on Christmas Eve to pick up one of my boys for the Christmas Holiday.

Anyway, I hope you enjoy the video - and remember this is an amazing place to live and most people will refer to it as "God's Country"!

Kitsap County | Want to see your Winter Drive?

Yes, it has been an amazing few days here in Kitsap County! The weather has been EXTREME! to say the least!  I have shoveled snow for 14 hours over a 3 day period and I am getting ready to go out again. Oh the fun of living on a steep hill!

I also have to drive to Kent, Wa on December 24th to pick up my Christmas guest (my oldest son). There will just be the two of us for Christmas this year and I am NOT going to let snow stand in my way!  Any way I have been tracking the weather, reading all the news reports from KIRO, KING and of course Northwest Cable News. 

I have subscribed to the Washington DOT on Twitter ( @wdot) to receive any type of updates.  On my search for weather / road information I found this amazing site that has a ton of web cams listed for actual site of travel!

The Definition of Absorption Rates:

Number of weeks it takes to sell the current inventory at the present rate of sales. Using absorption rates can help you define markets. My definition breaks down like this…

Normal Market - Between 5 and 6 months of inventory. (21.65 - 25.98 weeks)

Seller’s Market - Between 1 and 4 months of inventory. (4.33 - 17.32 weeks)

Buyer’s Market - 7 months and higher. (30.31 plus)

Now remember that absorption rates just track trends and isn’t an exact science! Here is the absorption rate trend for 2008.

Google Street View Comes to Bremerton Washington

The other day I was over goofing off on Zillow and doing some nosing around.  I went to look at my homes "Zestimate" and saw that the "Google Street View" option was available! Woo Hoo!

 

I love this Google map feature - love it!  You can insert an address and see if the neighbors bring in their garbage cans! lol! Well, not really, but you can "scope" out the neighborhood in a real three dimensional way. 

 

Sure the photo isn't "live" but it is better than seeing some agents photos in a listings (if there are any at all).  This will be great for those relocating to the area.  I go out and take videos for my relocation clients but this gives them the opportunity to look right away. 

 

I can't wait until it expands into all of Kitsap County!

The "Lone Sailor Project" is over halfway funded and the casting has begun thanks to the support of the local community. It has been reported that all those donations under $100 are what has given the fund-raising project the boost to be able to boast over $210,000 in donations on the way to the $300,000 goal. The casting has now begun.... I had no idea of the plans to bring a replica of "The Lone Sailor" here to the Bremerton Marina! How exciting!! I was browsing the local newspaper The Kitsap Sun and came across the article, 'Lone Sailor' Bound for Bremerton Marina. The title intrigued me because I am the spouse of a USN sailor. As soon as I opened the link I knew what this was about. I have been to the U.S. Navy Memorial in Washington D.C. I have stood next to this "Lone Sailor"! The "Lone Sailor" is one of the many focal points at the U.S. Navy Memorial that opened 20 years ago. The Bremerton statue will be the 11thduplicate of the original in D.C. The Navy League will be planning the dedication ceremony so you will want to bookmark their site for the most current updates ==> Navy League of the US | Bremerton - Olympic Chapter. How exciting to have a "National Monument" here in Bremerton. The Navy League is asking for citizen input as to which direction the "Lone Sailor" should face so please go and VOTE. I voted for location number 1.

Bremerton Boardwalk Project - Community First

It can never be easy when it comes to cities, governments, tribal treaties and area residents. "It" can be anything, but for the City of Bremerton right now the "It" is the Bremerton Boardwalk Project. In February of this year I wrote a blog post about Bremerton's Revitalization and the Mayor's 2007 Harborside District Report. In my post I outlined the reasons that I enjoy the Bremerton Downtown area and how I enjoy living in an area that values the quality of the downtown core. I also wrote a blog post about the actual project,

Bremerton | Bremerton Boardwalk, Park & Sewer Project | Highest Priority

 

 

 

 

 

 

 

One of my most favorite Bremerton projects is the Bremerton Boardwalk, Park & Sewer Project. So today when I looked at one of the top stories of the local newspaper the Kitsap Sun, I was disappointed to see an article written by Christopher Dunagan titled, "Bremerton Continues Making Its Case for Boardwalk Project".

 

I am no politician, no activist; my views are never one extreme or the other. I sometimes just don't understand all the bureaucracy we have these days. I do understand that the past has scared the present when it comes to environmental impacts and I try to wrap my head around most of those issues.

 

I also try to respect the Indian Culture and Heritage that are strong in the Pacific Northwest. I understand we must protect the waterways, protect the way of life, be good citizens to mother earth, and yet I have this huge desire to want to see Bremerton become a shining star again.

 

I want to see the bustle and hustle that was downtown, I want to shop there, have dinner there and spend my Saturdays enjoying the city I live in. I want to feel safe while walking alone, I want people that are relocating to my city wanting to buy a home here. I want downtown Bremerton to be a "destination" like other cities in the Puget Sound area.

Navy Yard City - A City? An Island? Or just Bremerton?

I have seen it on a map, I know where it is, but I have no idea why it is called a "city". This must be part of that Navy history we learn when we move to Bremerton. So what is Navy Yard City? Is it really a city?

Navy Yard City is approximately 225 acres of unincorporated land that is surrounded by the City of Bremerton. Doing some research on the City of Bremerton's web site I have learned that in 2007 there was an effort to annex this area into the City of Bremerton. This little blurb that I did find was interesting and gave me some facts to ponder. Because Navy Yard City isn't fully surrounded by Bremerton it is not considered an island – who would have thought (wink wink).

Being more than 60% surrounded by the City of Bremerton the area is eligible for what the city describes as, "abbreviated annexation process initiated by City Council if an interlocal agreement with Kitsap County is completed. This annexation method (created by the 2003 State Legislature) is referred to as the 'island interlocal' method." Ok… and this article was written in 2007.

The City of Bremerton was to initiate with Kitsap County regarding annexation in February of 2007. After reading Andrew Binion's post on his Bremerton Beat Blog, I realized that this area must still be unincorporated. I wonder why? I have searched the Kitsap County web site for information – did the Google thing and haven't really found any information that explains why this area hasn't been annexed. Maybe the business and residences objected. I was really surprised to see the boundary for this area, I knew it was located between State Route 3, State Route 304 and into the local Bremerton area, but I had no idea how far "into" Bremerton it is. There is a huge mixed use area, filled with residential housing, commercial and industrial areas.

WestPark :: Bremerton Housing Authority Receives 20 Million Dollar Grant

Bremerton Housing Authority Receives 20 Million Dollar Grant
Congratulations to Executive Director Kurt Wiest and the Board of the Bremerton Housing Authority for being awarded a Hope 6 grant of 20 million dollars to be used in the redevelopment of the Westpark Housing Community. Only five grants were given out by HUD throughout the country. These funds will allow the Housing Authority to move ahead with the redevelopment of the 60-year-old low-income housing community. New housing and support services will be built in the next five years. This has been a goal of mine since I was elected seven years ago.

 

If you are not aware of the WestPark Sub-Area Plan, you can read all about “Re-Envisioning Westpark” at the City’s website.  (Westpark Sub-Area Plan)  This project is so exciting and fascinating to me.  Located just off Highway 3 on Kitsap Way, you know the exit where Denny’s and DQ are.  Right across from the newer Fire Station #2 located at 5005 Kitsap Way. 

Westpark was originally constructed in 1941 as temporary housing for shipyard workers during the time that was World War II and Bremerton played an important roll in keeping the Navy prepared.  Westpark today is owned and operated by the Bremerton Housing Authority.  The “re-design” of Westpark was envisioned in 2006 with the Westpark Sub-Area Plan and was adopted per Ordinance 4998 in February 2006.  The Sub-Area Plan is the development standards for the transformation.  Click on the below links to read about all the exciting projects!

The Bremerton Housing Authority's website has posted the following information about community meetings that are now in progress.

 

 

 

Community meetings are scheduled to discuss the changes.  They will be on Thursdays, September 25, 2008 running through October 30, 2008 from 6:00 – 7:30 pm at the WP Community Center at 76 Russell Rd, Bremerton.

Bremerton - New Signs

It is the little things of an area that always intrigue me.  Since I moved back to Bremerton and restarted my real estate career with blogging I have wanted to take a picture of the "Welcome to Bremerton" sign that greets those leaving Highway 3 at Kitsap Way.  I always thought it nice for a city to have these types of signs.  There is one on Wheaton Way in East Bremerton too and I am sure a few more I haven't seen. 

I just kept putting off my stop to the sign because it was in need of cleaning. One day I even took a jug of water and a Magic Eraser with me so that I could clean off the green mossy stuff that grows on stuff here in the Bremerton area of the Kitsap Peninsula.  I pulled in the parking lot of the Dairy Queen across the street but just didn't have the nerve to go and clean the sign! I do some pretty kooky things around town getting pictures for my blog and all I could think of was two words, "Crazy Lady".

I spent 3 weeks up in Alaska the end of July and into August and on my way home after my return flight I turned off Highway 3 onto Kitsap Way and there it was - the sign - all shiny and new! A new color, a new design and WOW how cool!!  This is the style of the new signs downtown around the Bremerton Boardwalk. I was just too excited. So after a couple of weeks getting back into the groove of business I made a special stop to take the picture.  I know this sounds silly - but this is where I live and I love it!

Bremerton :: 19TH ANNUAL BLACKBERRY FESTIVAL :: Saturday's 4th Annual BLACKBERRY CRITERIUM Video

On Sunday I spent the afternoon downtown Bremerton to take in the activities of the 19th Annual Blackberry Festival.  I parked a couple of blocks from the Bremerton Boardwalk and was glad I did because while on my walk to the Boardwalk I ran into the  4th Annual Blackberry Criterium. I really enjoyed watching the races and took this video to share with you.

 

 

 

 

 

 

Listening to the announcer I learned that these riders were sometimes traveling at around 22 mph! The race runs all day long with lots of different levels and types. There is also a race for those under the age of 11. Total cash prize given out was at least $3600! I was amazed that some of these races were over an hour in duration! I really enjoyed watching this event at the beginning of my day and as I was leaving the festival.
