5 Steps to a Quicker Home Sale

 

In a hurry to sell your home? Here’s how to make sure you give yourself the opportunity to snag the best price in shortest amount of time.

1. You have to seriously undercut the competition – Selling a home in a down market almost inevitably means settling for a disappointing price. But to unload your home fast, you’re going to have to dip 10% to 15% below what comparable homes in your neighborhood recently sold for. You still may not be able to compete with foreclosures and short sales, but at least you stand a chance of getting buyers to notice your listing.

2. Outside fixes have the biggest impact – Since your house won’t be cheaper than the distressed property down the street, it has to look much better. But you may not have the time or money to redo the kitchen, so focus on cosmetic improvements that will bring the most buyers to your door.

Spending $1000.00 can go a long way toward improving your home’s exterior. Get the outside of your house power-washed, paint the door, replace the knocker and kick plate, and hire a gardener to give your yard some TLC and add some coloring flowers.

3. First-timers are your friend – The most efficient way to market your home is to target the most likely buyers.

The average age of the first time home buyer is 30, and to boost your chances of reaching today’s buyers, you need to think outside of the traditional box. get yourself a snazzy online presence and spread the word  through social networks like Facebook and Twitter.

Fall's Here - Time to prepare for Spring Home Selling Market - Tip #2

I am already looking to the spring home selling market.  For some reason the Fall Season brings me those thoughts. 

Fall is the beginning of the end to some of our most gorgeous weather here in the West Sound. 

Those gorgeous colors of fall remind me of spring and what I need to do to make my yard and home "pop" for spring. If you are thinking of selling in the spring start the process now.

 

 

THE LIST

   1. Get those bulbs in the ground. (This will start your "curb appeal")
   2. Rake those leaves now! (They will kill your grass if you leave them)
   3. Trim those bushes, chop back those trees. (We want to SEE the house!)
   4. Dig up any plants that won't be surviving the winter. (Do it now - not "in the Spring")
   5. Do your "Spring Clean" in January. (When you are taking down the entire Holiday affair)
   6. February is "Paint what needs to be painted" Month. (Yep, it's on a calendar somewhere!)


Just remember Spring is Spring and not June. If you don't get your home ready now you will miss the buyers that want to close on a home at the beginning of June so they can enjoy their new home in the summer.

Each year at this time I have the urge to think about spring! For some reason the Fall Season brings me those thoughts.

Fall is the beginning of the end to some of our most gorgeous weather here in the West Sound. Those gorgeous colors of fall remind me of spring and what I need to do to make my yard and home "pop" for spring.

If you are thinking of selling in the spring start the process now.

 

 

 

Here is one tip I thought you should know...

 

Fall is a great time to plant grass. You heard me right. Though it may seem counter-productive to plant something before the frost starts, the moisture of fall helps grass grow. So if you have any bare areas after a long, hot summer, now is the time to plant the seeds and reap the benefits next spring. Plus, it'll be all done when the weather gets warm again.
