What is Earnest Money? How does it work here in King County?

Earnest Money Deposit:  This is the deposit you make to show your good faith that you are committed to purchasing the home.  The deposit will not be refunded to you after offer acceptance unless one of the purchase and sales contract contingencies is not satisfied.  Your earnest money deposit is credited back to you at closing towards down payment or closing costs if the offer is accepted.

 

Every time I  write a Purchase and Sale Contract (Form 21) for my buyer clients I am obligated by the contract terms to collect the earnest money.  The Purchase and Sale Contract spells out in detail what happens to this earnest money.

Earnest Money. Buyer shall deliver the Earnest Money within 2 days after mutual acceptance of this Agreement to Selling Broker who will deposit any check to be held by Selling Firm, or deliver any Earnest Money to be held by Closing Agent, within 3 days of receipt or mutual acceptance, whichever occurs later.

 

There is no need to worry about your money, it will be placed in a trust account at either the selling brokerage or at the closing agent office, which is usually an escrow company.  When it comes time to close your transaction you will see a credit for your earnest money on your closing statement.  It really is still yours.

Does Home Ownership matter?

Today I received my Housing Trends eNewsletter and found this blurb very interesting....

"Home Ownership matters…to people, to communities, and to America. Why? • For every two homes sold, one job is created in the U.S. • Each purchase generates as much as $60,000 in economic activity over time."

So off I go to read the Houselogic article for details.

 

Listed are several pluses of ownership that I have always agreed with.

  1. Net worth
  2. Community participation
  3. Quality of Life

 

There is also the stat about job creation and economic stimulus for each home sold. I have thought for a few years now, since the housing bust that until we can fix the housing market we are in for a very slow recovery. There were times in my childhood that my family was homeless, so I guess that has also shaped my view on home ownership. Owning a home in one of my top priorities.

Buying is cheaper than renting in most U.S. cities

Today I received my Housing Trends eNewsletter and found this blurb very interesting....

" Buying is now cheaper than renting in 74 percent of the nation’s largest cities. Low home prices and “rock-bottom” interest rates as well as tax advantages of homeownership are the reasons why it’s now cheaper to BUY a 2-bdrm home than to rent one. 

 

So off I go to read the CNN Money articlefor details. 

As usual it all depends on your market.  With housing prices still on the decline and interest rates so low it is very easy to find a home in the Bremerton area where a mortgage payment could be lower than what you can find for rent in the area. 

The question is are you ready to be a home owner?  Home ownership is very different than renting.  There is no manager to call when the dryer goes out or the roof leaks. 

Of course owning a home can really give you a sense of neighborhood and community.  I have only rented for very short period of times usually in-between home ownership and I have never liked it.

Buying a Home is like joining a family – Check that Neighborhood!

 

 

You all know that saying – “You can choose your friends, but not your family”. It kind of applies when buying a home too. You can choose your home but sometimes the neighborhood becomes that dysfunctional family member.

When the market was HOT HOT HOT it was very hard to research a neighborhood at different times of the week. But, now with most areas being a buyer’s market you as a buyer can take your time to walk, drive and snoop around the neighborhood.

When I first start working with buyers I ask if they have a certain neighborhood in mind. If they do I ask if they have spent any time there. If they haven’t I suggest that they do some research. Here is a list of what to check.

 

  • Traffic at 7am
  • Traffic at 6pm
  • Traffic on Saturday morning.
  • Spend some time hanging out on a Saturday morning or afternoon to watch the neighbors.
  • Spend some time on a Friday or Saturday night watching the neighborhood.

Sometimes these steps help and sometime it isn’t even enough.

If there are some vacant lots or vacant land around do a title search to see who owns them, find out if there are any permits issued.  If the neighborhood is part of an association ask to see a copy of the CCR’s(Covenants, Conditions and Restrictions)

I also try and look in a bunch of backyards – yeah, I am nosy like that!  You see any chicken coops?  How many dog houses?  Is there long grass and weeds.  You see lots of toys?  Are there home businesses in the area?  You might want to contact the city.

I have lived in areas where the neighbors are amazing and I have lived in areas where the neighbors were as crazy as my Aunt Tutor.

Remember that house two doors down that is a dump?  You may not mind now, but when you go to sell I bet a new buyer will.  So be careful out in those neighborhoods – there are some crazy people living there!

Naval Base Kitsap | Bangor Sub Base | Deployment Helps buy Home!

That's the song that I sing when my husband heads out on a deployment. Yep, he is in the Navy but I have never had the pleasure of being involved with a Navy command. We have spent all of our years together hanging out with the Marine Corps.

Deployment can be a very difficult time in a military family's life so; we have to find the positives. Saving all the deployment pay is one! The first tour to Iraq that my husband went on was my first deployment experience as a military spouse. I knew a little about the extra pays and was eager to learn more. I did pay attention at the Deployment Brief. I took all the pamphlets and brochures I could carry. I remember the LtCol standing at the front of the meeting room leaning on the overhead projector and emphasizing about our budgets. He had projected up on the screen the extra pays that our spouses were going to receive.

 

  • Hostile Fire Pay (HFP)/Imminent Danger Pay (IDP). $225.00 a month (HFP/IDP)
  • Family Separation Allowance $250.00 (FSH OR FSA)
  • Hardship Duty Pay-Location $100.00(HDP-L). Indicated as Save Pay on the Leave and Earnings Statement (LES)
  • Depending on the Command and the Branch of Service the service member usually gets to keep their BAS - Basic Allowance for Subsistence -

    Enlisted: $323.87 a month

    Officers: $223.04 a month

That is a TON of extra pay!! But the bottom line gets even better because all the pay while deployed out side the country in several tax free zones is just that TAX FREE!!!!!

Now that does add up. Depending on the length of deployment you could end up with a pretty nice chuck of change for the purchase of a house, condo or vacant land. Remember how important it is for Military members to own real estate!!

 

 

 

Upon return service members usually receive per-diem pay too - that rounds around $3.50 per day and adds up too!!

So add this all together and you could be saving around $800.00 - $1000.00 per month. Multiply that buy the normal deployment of 7 months - oh except for the Army and IA's which is between 12-15 months and that is a huge amount to invest in your future.

Do you own your home? Are you afraid of having to sell in 3, 4 or 5 years? If you are smart and do the right things then home-ownership for a military member should not be scary!!!!

Does a closing date on a contract mean anything?

Time is of the Essence

Does a closing date on a contract mean anything? Do you take it seriously? What does it mean to all of the parties involved? What does it mean to the buyer, the seller, the lender or even escrow? When I write a contract I have usually been in contact with lenders and escrow personnel asking what their work load is at the present time.

From the very beginning of my career deadlines have been very important to me. I have always made sure my clients know what "time is of the essense" meant and that it wasn't just a "saying". I would educate them on what our "computation of time" pargargph in our purchase and sale agreement meant and wanted them to take it as serious as I did.

I see this as one of the most important function of a licensed real estate agent. There are deals that have been lost because agents didn't abide by the contractual dates stated on acceptance.

What has always bothered me with this part of the home buying process is there are those involved that don't take the contract dates seriously.

In 2003 I went to work for First American Title/Escrow in Yucca Valley, California. Having come from a real estate agent background I knew a lot about the contract. When I started to question why we were not trying to meet the deadline for closing per the contract I was told that date was "an estimate" - I thought to myself - "AN ESTIMATE!" That isn't an escrow call or a lender call! I soon found out that we would just advise an agent to process an addendum to extend the contract.

Sure, it wasn't totally an escrow issue. Escrow being the final destination in most transactions is rarely given the time to complete their tasks. The issue would arise based on lender requirements (in a non-cash transaction). If the lender couldn't get their documents to escrow on time, escrow couldn't preform within contract. So many times the lender has a total different idea on what date they need to meet. Many times lenders have told my buyers what their definition of closing is and usually it is not what the legal meaning of the word really is for the State of Washington. Of course that is a topic for a whole other blog post.

Lately, I have seen the parties to a transaction act so flipant when it comes to the contract closing date. In my last 5 transactions with 3 different lenders it has been the lender that just couldn't preform. All of these lenders have pre-approved the buyer prior to a contract being written. All of these lenders had met the buyers in person.

On a couple of occasions the lender has laid blame on the buyer. The buyer didn't get all their paperwork to them in time, the buyer did not sign this or sign that, the buyer didn't send in bank statements, or their W2's. These kind of excuses just tick me off! If you are a lender and you have not received these items in the first 5 days after meeting with my client - CALL ME - I will help you! I have been known to get the documents from a buyer and drive them to a lender. Don't blame my buyers. Some of them are new to the process and really don't understand unless we help them!

Now, don't get me wrong there are lots of people in the business that do play by the rules. I just don't understand why everyone doesn't.

I see the extension of most contracts as an excuse - excuse that someone didn't do their job. The only time an extension should be acceptable is when something happens that is out of everyones control at the time a contract is written. We may not know there are several title issues until we are several days in.

I just get irritated when I have to write an addendum to extend a closing date when I have done my job, my clients have done theirs, the other buyer/seller has done theirs as well as their agent. I am tired of others not preforming knowing that if the seller wants to sell and the buyer wants to buy they will all sign an extension (or will they). Why take the chance?

Bremerton's Blueberry MeadowsHistory

Blueberry Meadows in East Bremerton is located off of Pine Road just down from Pine Crest Elementary. Kitsap County shows final plat approval in 1998 with the first homes being completed in 2000. Blueberry Meadows was built by several reputable builders including Capstone Homes, Premier Homes and Camp Corp.

Built in several phases over a few years, the community is comprised of approximately 176 home sites. With an active Homeowners Association and a community that takes pride in their neighborhood, home values are solid. The Blueberry Meadows community offers several private amenities, such as a neighborhood park, monument entrances and RV/Boat storage area.

The neighborhood park has a basketball court, tot play area and a covered picnic spot, all backing to a wood gorgeous greenbelt type area.
